← Power of Attorney Notary Hub
A limited Power of Attorney authorizes an agent to perform a defined task, handle a specified transaction, manage a particular asset, or act during a stated period. If your final limited POA needs a notarized signature, SafeNotarize can help eligible signers complete the notarial act online.
A limited Power of Attorney—sometimes called a special Power of Attorney—grants authority for a defined purpose rather than broad control over many matters. The document may authorize one transaction, one category of actions, one property, one business task, or activity during a specific period.
A useful limited POA normally identifies the principal, the agent, the permitted action, any property or account involved, and the beginning and ending conditions. Limiting language can help recipients understand what the agent may do, but the correct level of detail depends on the transaction and governing law.
SafeNotarize cannot decide how narrowly the authority should be written or whether the document accomplishes the principal’s goal. We notarize signatures on completed documents. If the authority involves a closing, court matter, financial account, government filing, or significant property, obtain professional guidance and recipient instructions first.
The principal normally signs the limited POA. The agent may later present the document and sign the authorized transaction as representative. The receiving organization may ask for the agent’s identification, an acceptance, a certification, or an original copy.
Witness requirements vary by state and transaction. Authority related to real estate, health care, or estate planning may follow rules different from ordinary administrative authority. Confirm whether witnesses must sign in the principal’s presence and whether remote participation is allowed.
Because the document is limited, accurate descriptions are essential. Property addresses, vehicle identification numbers, account references, transaction names, filing types, and date ranges should be checked carefully. Never add or alter authority after notarization.
The principal should have a valid, unexpired government-issued photo ID. If the principal is outside the United States, verify that the platform can accept the available passport or other identification and that the recipient will accept the resulting remote notarization.
Ask the receiving title company, bank, government office, business, school, or other organization whether it has a required form and whether it accepts a remotely notarized document. A limited POA that is valid in one setting may be too broad, too narrow, or formatted incorrectly for another.
Review the completed document and recipient instructions before the session. Requirements vary, and a notarized signature does not guarantee acceptance.
The recipient may not know whether the agent can complete the intended task. Identify the transaction and limits clearly.
If the authority is intended to be temporary, state the expiration or completion condition as advised.
Check addresses, VINs, account references, business names, and transaction dates before signing.
DMVs, banks, title companies, and government offices may require their own limited POA form.
The document authorizes only the described actions. Agents and recipients should review the limits before relying on it.
